Lighthouse Estate, Frome (successful NPPF Para 55 planning application)


The proposals for the Lighthouse Estate look at sensitively integrating improvements to the existing guesthouse into the surrounding registered historic landscape of Marston Park. The guesthouse facility will be enlarged by converting the present residential accommodation into additional guest rooms along with a new entrance. A replacement manager’s dwelling will sit between two veteran parkland oaks.

The successful development of the Guest House requires additional parking and a more suitable entrance approach. The landscape design proposes a screened, discrete parking area and a re-routed drive allowing the setting for the historic listed farmhouse to be greatly improved with new gardens and courtyards.

The new manager’s dwelling is designed to sit sensitively between two parkland oaks. The wider parkland landscape will sweep right up to the house, which is anchored into the boundary woodland with additional tree planting. The small footprints of domestic gardens are discretely positioned out of sight from the wider parkland.

Wider improvements to the Estate are also proposed, with significant ecological and habitat enhancements alongside land drainage improvements.

SEED worked closely alongside CASA Architects in this successful NPPF Para 55 planning application. The local planning authority was Mendip District Council.
